The process for building a home is one that is tailored exclusively to each of our clients and their requirements. From the design stage, to obtaining council approval, the installation of your joinery, fittings and fixtures, interior design and everything in between, you can be assured that our work is nothing but the highest quality.

To ensure each goal is achieved it is important to ensure that no detail is overlooked. With all that in mind, to help make the process a little easier to understand, we have detailed below what is involved when working with Immaculate Homes.

Sharing your ideas, dreams, vision boards and design requirements will help our design team be prepared for your first meeting.

Providing us with whatever information you have at the initial enquiry phase will help us ensure the process is as enjoyable and stress-free as possible.

This meeting is best done at your home as it allows us to get both spatial and graphical understanding of the property and share our ideas for what works best.

This meeting is best done at your home as it allows us to get both spatial and graphical understanding of the property and share our ideas for what works best.

getting your ideas to paper

After our initial consultation, the next step is creating your concept design. We will undertake a detailed house measure to get your existing property mapped out correctly. From here, our team of architects, designers and builders will work together to place your design requirements onto the plans for ready for our first design presentation with you.

After presenting the floor plan and a 3D perspective and ensuring you are happy with the design, we then work on providing you with a detailed tender costing including all aspects of the project from design approval right through to the construction completion.

This stage can take between 7-10 days to prepare.

Planning approval can be either through the traditional Development Application to Council or through our Private certifier as a Complying Development Certificate (CDC). Both land and proposed building design restrictions can impact the development approval process and these details will have been discussed with you during the design phase of your project.

We also organise and arrange for the design documentation from the relevant external consultants such as the Fire, Hydraulic & Structural Engineers and Energy Efficiency which will provide greater detail to our floor plans and elevations in preparation for the planning submission. Planning approval from submission can take between 3-4 weeks for a CDC or 8-16 weeks for a DA depending on your local council.

Once formal approvals are in hand, the structural engineer will undertake a site inspection and complete the structural design of the project whilst we finalise the contract specifications and contract ready for signing. This will include any special conditions which have arisen during the approval process and will ensure our commitment to providing a fixed price contract.

The Site Supervisor will be your main point of contact throughout this phase, and will be here to ensure that all tasks are completed correctly and within time frame and budget.

During this phase we love to show off our work and welcome working together to bring your dream home to life!
