How to choose the right builder

Renovating your home is a massive project to undertake, both physically, mentally and of course, financially. When you are about to spend a significant amount of money and invest a lot of time into creating your ideal home, it is very important to make sure that the builder you select is the right one for you.

This can be overwhelming, especially if you’ve never undertaken a home renovation or building project before. Luckily for you, we’ve put together a list of things to consider when choosing the right builder for you!

CHECK THEIR BUILDER’S LICENCE

One of the most important things to check before committing to a builder is that they are as fully qualified, licenced and experienced as they say they are. A legitimate builder will be happy to produce copies of their licence, registration and insurance when asked, so be wary of anyone who refuses or avoids sharing this information with you. Some builders may have had their licences revoked or have allowed them to expire without renewal, yet are still involved in the industry. This could lead to many issues in the future, so make sure to request and confirm their qualifications before allowing them to commence work on your home!

In NSW the Department of Fair Trading provides an online facility where you can check the current status of a licence holder. Here you will be able to check the licence holder’s name, licence number/s categories and the expiry dates. The check will also reveal what type of licence or certificate is held.

WHAT KIND OF WORK DO THEY DO?

Some builders have expertise in specific areas of construction, and others are all-rounders. Make sure to research your builder and see what kind of areas they specialise in to make sure they’re a great fit for your project. For example, if you are undertaking a full home renovation and/or extension, you will likely want to find someone who specialises in this area and has plenty of specialist designers and experience on staff.

HAVE A LOOK AT THEIR COMPLETED PROJECTS

If you want to get a good idea of what your finished project would look like, be sure to have a look at the completed projects of each builder you are considering working with. This can be as simple as visiting their website to view a gallery of completed projects, or by requesting a brochure or catalogue of homes they’ve previously built. Some builders may even be able to provide addresses of previous customers so you can drive passed and really get a sense of what the finished project will look like!

READ UP ON THEIR TESTIMONIALS

Word of mouth is very important in most industries, especially in the building and construction industry, so reading up on the testimonials and reviews of potential builders is a must. Start by seeing what testimonials are shared on their website, then move onto public reviews, which are often more honest.

If a builder has many positive testimonials displayed on their website, but their public reviews on social media platforms like Facebook or Google My Business paint a different picture, you have reason to be suspicious. Take your time to read as many testimonials and reviews as you can to get a full understanding of the experience you are likely to have with a potential builder.

There are plenty of other considerations to think about when choosing a builder for your home renovation project, but this list is a good start. Be sure to take your time and only commit to someone if it feels right for you!
